As we commented on our blog in April immediately following the release of the S&P Case Shiller Report that reflected February’s numbers (read article here); the number of sold/closed transactions had picked up in our office and we were seeing multiple offer scenarios. 

Today the S&P Case Shiller Report (see S&P report here) was released reflecting April's numbers and based on all of the reports coming out, much of the US saw an increase as well! 

Since these reports are always based on figures from months past we want to tell people what we are experiencing NOW...in todays market, so here we go:  May was a little quiet with regards to closings but it appears that’s only because people were out house hunting or ramping up to get their homes listed because June has been bonkers!!!

In other words it doesn’t appear that April's increase is just a “Spring Fling”!  We are still seeing multiple offer scenarios and we will have closed 50% more transactions this month than in April.  Moral of the story is, if you’re in the market for a home, there are deals to be had and if you need to sell your home, buyers are out!

As we have stated before, we do not have a crystal ball but we are keeping our fingers crossed that this trend continues.

The Sound Transit Express Bus service will be simplifying their fare structure. There will no longer be One Zone, Two Zone, and Intra-county fares.  Instead they will have a one county fare and a multi county fare.  One county fares will be similar to the current two zone price except for youth fares which will be 50 cents less than the current two zone prices.  Those of you that currently use the bus for only one  zone will see the biggest increase in prices at 50 cents extra for an adult fare and 25 cents extra for a youth fare.  Senior/Disabled fares will not increase.  The Link light rail fares will also change.

As reported in the Herald:

The state growth board said Snohomish County failed to follow state development laws and its own policies when it adopted high-density zoning for the Point Wells site in Richmond Beach / Edmonds Woodway area.

The ruling supports opponents of the 3,000-unit high-rise project proposed for the century-old industrial site.

The Growth Management Hearings Board issued its decision Monday April 25th, 2011 following a hearing in early March.

The S&P/Case-Shiller Home Price Index was released today with less than favorable numbers…shocking (Insert sarcasm here)!  It indicates we are in the dreaded “second dip” meaning every report you are going to hear today and probably for the rest of the week will most likely be doom and gloom.  

However, what we would like to remind readers is; the report is based on data through February 2011 and it is now April and sales have picked up!  While we can’t speak for the rest of the country, we can speak on our sales and as of today we will be closing the same amount of homes this month as we had in April 2006.  We are competing with multiple offers on Purchases and receiving a few multiple offers on our Listings.

Who’s to say what next month will bring?  We sure do NOT have a crystal ball!  However, we can say that sellers are more realistic with their pricing and buyers are finally buying which means homes are moving.
