Bitter Lake - Linden Ave Complete Street Project

I wanted to add a blog about the Linden Avenue North Complete Street Project.  The project proposes to construct continuous sidewalks, curbs and curb ramps, and tree planting on both sides of the street, buffered bicycle lanes, new street lighting, pavement, and street markings on Linden Ave N from 128th St to 145th St.  The project will create a seventeen block corridor to complete the missing link for the Interurban Trail.  The current trail in Seattle ends in Seattle at 128th St, and starts again in Shoreline.  

The Seattle City Council adopted the Mayor's budget to fund the full Linden Ave N Complete Street project in late December of 2010!  Originally the project was to be completed in phases, but with the entire project fully funded, the city will now be advertising bids for the entire corridor in July of 2011.  Construction is planned to begin in October, 2011.

Haller Lake, Broadview, & Maple Leaf Absorption Rates

We were calculating some absorption rates for the following North Seattle neighborhoods, Haller Lake, Broadview, and Maple Leaf.  We figured these rates would be a good blog post.  

The absorption rate for an area is an estimate of how much inventory is currently available.  It is expressed as the time period that it would take to absorb all of the currently available inventory of homes if the sales rate were to stay constant and no new listings were to come on the market.  Here is the formula we used to calculate the absorption rates:

Absorption Rate (weeks) = Current Available Inventory/(Annual Sales/52 Weeks)

Haller Lake had the highest absorption rate of the three neighborhoods  at around 21 weeks, compared to Broadview and Maple Leaf neighborhoods which were both around 14 weeks of inventory.  The City of Seattle as a whole had an absorption rate of around 18 weeks, and I included Washington state's absorption rate to show how "good" we have it in Seattle.

These statistics are gathered from the Northwest Multiple Listing Service, and are considered reliable, but are not guaranteed.

Haller Lake - Northacres Park Renovation Update

We wanted to provide an update on the Northacres Park Renovation.  Chuck Cady and Associates called the Seattle Parks and Recreation Department to ask about how the project was going, and if there were any updates.  Originally the plan was to start construction in Winter 2010 to early Spring 2011 and finish in Spring of 2011.  There has been an update to the design that has pushed out this plan to start construction by early Spring, and complete in early Summer of 2011.

The original design of the Northacres spray park was for a flow-through water system.  Flow-through designs are cheaper to build, but end up using more energy and wasting water over time.  It was decided to use a recirculating water system instead.  A recirculating water system, costs more initially and is more complex to build, but is cheaper over time.  Also the water pressure is much better in a recirculating system, and ends up being more fun for the kids.  The plans are currently 95% complete, and the city will be asking for bids shortly.

Northgate Elementary - Powerful Schools Fundraiser

Sunday January 23rd, Chuck Cady and Associates' own Dillon Cady attended a fundraiser for Northgate Elementary School and the award winning non-profit, Powerful Schools.  Powerful Schools is a non profit organization that brings in trained tutors to work one-on-one with struggling students. Powerful Schools works with each school to customize their programs based on each school’s needs as well as the resources raised for each school.

The event featured a number of speakers including:

  • Representative David Frockt, 46th Legislative District
  • Mark Mitsui, President, North Seattle Community College
  • Stan Jaskot, Principal, Northgate Elementary School
  • Bree Dusseault, Executive Director, Seattle Public Schools
  • Tre Maxie, Executive Director, Powerful Schools

Dillon was impressed by the new leadership at Northgate Elementary, and the many changes that have been made since Stan Jaskot started as principal last June.  Tre Maxie also provided compelling examples about the way Powerful Schools tailors the program based on each schools needs.  Dillon felt that this new leadership and the Powerful Schools program is a huge step forward for the school and for the Haller Lake community.  Chuck Cady and Associates feels that this is a worthwhile cause, and we made our own donation to the program.  We wanted to thank The Haller Lake Community Club for their $5,000 donation to the program!  Way to go Haller Lake!  Finally, we wanted to get the word out about the positive changes happening at Northgate Elementary.

Shoreline Public Hearing - Point Wells

I wanted to post a reminder that there is a City of Shoreline Planning Commission Meeting/Public Hearing tonight from 7:00 PM to 9:30 PM and on the agenda is a public hearing of the Point Wells Subarea Plan Amendment.

The major changes the city is proposing is to reclassify Richmond Beach Drive from 199th to the county border from "Collector Arterial" designation to "Neighborhood Local" access.  "Neighborhood local" access allows for 4250 less car trips daily than "Collector Arterial, and will have an impact on the Point Wells project.
